THE BUGGYWORKS LOFTS, PHASE II
COLUMBUS, OH

A former 19th century manufacturing district in urban area now undergoing gentrification. The site is bordered by an existing historic warehouse converted to residential/mixed use, an urban freeway, a railroad easement and a future baseball stadium. The site contains an existing brick/wood frame warehouse and abutting brick/concrete frame warehouse.

Component 1
consists of the renovation of a four story and approximately 120,000 square foot masonry and wood frame warehouse building located at 400 W. Nationwide Blvd. and the 2 story and approximately 8500 square foot concrete frame building known at the old “Mecca” space to include core and shell improvements to accommodate retail use on the ground floor, commercial office use on the second floor and a portion of the third floor, and finish build-out improvements to the remaining portion of the third floor and the entire fourth floor for residential use.

Component 2A
consists of the renovation to a three story and approximately 180,000 square foot masonry and concrete warehouse building located at 390 W. Nationwide Blvd. to include the removal of a north portion of the structure and the core and shell improvements to accommodate commercial office use on floors two and three, possibly with some ground floor retail use and parking.

Component 2B
consists of a two or three story metal frame addition above the existing third floor of 390 W. Nationwide Blvd. for residential use.

Component 2C
consists of a new multi-level parking structure adjacent to the 390 W. Nationwide Blvd. to accommodate parking for the office, retail and residential uses.

Component 3A
consists of a new tower of approximately eight to fifteen or more stories located between and to the north of the 400 W. Nationwide and 440 W. Nationwide Blvd. buildings for residential use.

Component 3B
consists of a new parking structure located below the new tower for the use of the tower residents.
